Calgary Real Estate Market Recap: June to October 2024

June to October 2024: The Market in a Nutshell

June and July came in hot (and I don’t just mean the weather). The market was buzzing with buyers looking to secure homes before the back-to-school rush. Prices remained solid, and there was a noticeable uptick in multiple offers on well-priced homes.
August? A little slower. The market took a bit of a breather—probably because everyone else was too busy taking their vacation photos at Lake Louise. Still, the demand was there, especially for single-family homes in prime Calgary neighborhoods.
Then came September, and things started picking up again. Parents are back from summer vacays, kids are back in school, and the market got a second wind. Buyers were determined to get deals done before the snow started flying.
By October, we saw a consistent market with stable prices, though inventory was starting to tighten up. With fewer listings coming onto the market, buyers were getting a little more competitive. If you had a home to sell, this might have been the perfect time to capitalize on buyer urgency.

What to Expect in the Last Few Months of 2024
As we head into November and December, you might think the market is going into hibernation—but hold that thought! Sure, things may cool off a bit (no pun intended), but serious buyers are still out there. In fact, the holiday season can be a golden opportunity for sellers. Why? Because homes tend to look their best with festive décor, and buyers are often more motivated to make quick decisions before the New Year.

Thinking of Selling During the Holidays? Here’s What to Do
If you’re planning to list your home during the holiday season, don’t worry—Santa won’t mind. Here are a few tips to help you stand out and have buyers falling in love with your home faster than you can say “Christmas cookies”:
  1. Deck the Halls (but keep it classy!) – Sure, the giant inflatable snowman is a family favorite, but maybe save it for next year. Instead, opt for tasteful, minimal holiday décor that highlights your home’s best features. Think twinkling lights, a cozy fireplace, and a tasteful wreath on the door.
  2. Warm and Inviting Atmosphere – Calgary winters can be chilly, so make sure your home feels like a warm hug. Think cozy throws, lit candles, and a crackling fire. Make potential buyers want to curl up with some hot cocoa and never leave!
  3. Stay Flexible with Showings – We know the holidays are busy, but if you can accommodate last-minute showings, you’re more likely to capture serious buyers who are out there braving the snow. And hey, the more showings you get, the quicker you’ll be closing the deal!
  4. Price it Right – Even though it’s the holiday season, buyers are still on the lookout for good deals. Make sure you price your home competitively, so you don’t end up with it sitting on the market longer than Santa's naughty list.
  5. Offer Incentives – Give buyers a reason to celebrate! Offer to cover closing costs, include a home warranty, or maybe even leave that gorgeous Christmas tree behind. It’s the season of giving, after all!
The Bottom Line
The Calgary real estate market has been a lively one from June through October, and while the holidays might bring some calm, it’s still a great time to sell if you do it right. So, if you’re thinking about putting your home on the market, don’t wait until next year. Get festive, stay flexible, and watch those offers roll in.
Remember, when it comes to real estate, the best gift you can give yourself is a sold sign on your front lawn!
